Spot on about pricing! In my opinion, homes that start high just sit, then end up with price drops and lowball offers. The ones that move fast are always priced right, especially with all the data buyers have now.

Yeah totally agree, pricing’s everything these days. Start too high and ppl just scroll right past, no 2nd look.
But hit the right number? You GET action fast. I’ve seen homes fly off the market just cuz the price made sense upfront. Pair that with some good pics and clean staging and you’re golden.

I’m with you on the basics just want to add, don’t overlook the little things.
Buyers nowadays are picky. Even minor things can create doubt. Before listing, I walk through with a “buyer’s eye” and fix anything that would make me pause.
