Career and REI, where to begin?

hey everyone,

I’m 25, and I have a finance degree and really want to get into real estate investing. long term I’d love to own bigger properties (triple-net retail, large apartments, etc) but short term my goal is to buy a duplex in the next couple years.

Right now I’m applying for capital markets / debt & equity roles and thinking about maybe a masters in real estate dev, but I’m not sure what the smartest moves are early on.

If you were me, limited capital but big goals, what would you focus on first? any tips or mistakes to avoid starting out?

Great ambition. Starting with a duplex is smart—it teaches a lot fast. Have you looked into house hacking or local mentorship groups? Both helped me more than any textbook ever could.

I agree with this. If you’re not married with kids, I’d definitely look into house-hacking. Buying a 2-4 unit as a primary residence. You live in 1 unit and rent out the rest. After 1 year, move out, rent it and do the same thing with another multi-unit.

Doing this, you get to take advantage of primary residence rates and guidelines, also build your portfolio quicker.

@Adam.Youhanna got it right. Limited capital and you want to get into real estate. Get into a 4 unit. FHA, with low down payment. If it needs a light rehab get an FHA 203k loan. House hack and refi when you’re ready/makes sense. It will likely be break even for you while living there and cash flow once you move out and rent out your unit. What area are you in @prp3zlyvb ?

Get a job and get your masters while you’re learning at a job. Also take a CCIM CI 101 class; see if your real estate job will pay for it or the whole designation.
