The industry’s changing fast, and it feels like every year brings a new set of challenges.
I’ve had to get pretty creative lately, like using interactive maps and AI tools to market tough properties or brainstorming with my team to turn empty office space into rentals.
What’s the most out-of-the-box thing you’ve done to solve a real estate problem? Did it work out, or did you learn something for next time? Would love to hear your stories, thanks!
I recently used AI-generated renderings to help sell an old industrial site that had zero curb appeal. We mocked up potential conversions: brewery, flex creative office, even an indoor pickleball center (because, why not?). It sparked real conversations with buyers who otherwise wouldn’t have looked twice. Didn’t close on the pickleball pitch
but did get a lease signed with a local distillery after showing them a vision they hadn’t considered. Key takeaway: buyers aren’t always visionary, you have to hand them the lens.
Had a mid-size office property struggling with occupancy, especially after WFH ramped up.
Solution? We converted a vacant corner office into a free podcast room + video conference suite for tenants.
It became a hit, not only did it get used constantly, but we had two lease renewals cite that as a reason they stayed.
On one of my flips, instead of just repainting and staging, we partnered with a local furniture store and let them showcase their pieces during open houses. They got exposure, we got free staging, and buyers loved that they could buy the furniture on the spot.
