How are you building passive income with real estate?

Hey everyone,

I keep hearing people talk about building “passive income” through real estate, but I’m wondering how passive it really is. Between finding deals, managing tenants, handling maintenance, there’s still a lot going on.

For those of you who’ve actually done it, what’s worked best? Long-term rentals? Syndications? REITs? Turnkey properties? I’m open to different ways, just trying to find something that that requires minimal involvement, but still pays off well.

Honestly, I think people need to stop thinking of “passive income” as effortless. In real estate, even the most hands-off investments require front-end education, risk management, and decision-making.

It’s more helpful to ask: How much time and money am I willing to trade upfront to create recurring income later? That answer will guide you to the right strategy, whether it’s buying REITs or diving into a value-add duplex.

If you’re buying out-of-state from a turnkey company, do your due diligence. Some companies cut corners on reno or lease bad tenants just to get the deal closed.
