How do you flip houses the right way?

Hey everyone,

Thinking about trying my hand at flipping a property, but I know there’s a lot more to it than just buying low and selling high. I’ve watched the shows, sure but I’m guessing real life doesn’t go quite that smoothly.

For those of you who’ve done a few flips, what really makes the difference between a good deal and a disaster? How do you find the right property, manage the rehab, and still make a profit after all the costs?

Just looking to avoid rookie mistakes and get a better sense of what to expect before jumping in. Would like to hear your thoughts.

If this is your first flip, consider partnering on your first deal with someone who’s been through it. You’ll likely make less, but you’ll learn way more and avoid expensive mistakes.

My biggest flips were all from direct-to-seller marketing. Learn to source your own deals if you want this to be a business, not just a one-off.
