I’m putting together a lease for a new tenant and just wanted to see what others include in theirs. I’ve got the basics covered rent amount, due date, security deposit, but I’m wondering what else people add to avoid headaches later on.
Do you usually include stuff about maintenance responsibilities, late fees, quiet hours, things like that? I’ve seen some leases get super detailed, while others are barely a page.
Would like to hear what’s worked well for you or any lessons learned the hard way. Trying to keep it fair but also protect myself if things go sideways.

make sure your lease includes what your state requires (like lead paint disclosure in older buildings) and what it prohibits (like excessive penalties).
